We do not have the huge costs associated with prime retail outlets across Scotland, and by having one main centralised office, we can handle the whole sales process more cost effectively. We are traditional Estate Agents, with an in-depth knowledge of your neighbourhood and will provide you with an accurate appraisal of your property. We do not need a very expensive high street shop in every area to do this. This is why we could save you thousands on fees.

We feel we offer a better service than the old school agents. It's not only the difference in price (which we know is important to everyone) but we taylor make each and every one of our marketing plans for every single client. 

Our fixed fees are transparent (no surprises) and could literally save you thousands of pounds. There is also no need to enter into any awkward price negotiations as our costs are fixed. This does not mean that we will not be motivated to achieve the best possible price for your property, on the contrary, our business will only grow through complete customer satisfaction. There will be no one more motivated than Boom to achieve this for you.

We offer our clients access to important information that was previously only available to surveyors and estate agents -  via our website.

When you instruct Boom, you will be given a unique client login to our 'Streetwise' Information Journal.  This gives you detailed information on the competition, including any price reductions, how long they have been on the market, what they sold for and how long they took to sell. Streetwise will also provide viewing feedback plus marketing statistics, and you can see at a glance where you are in the sales process, right through to completion -  24 hours per day.

We offer a free in depth valuation of your property, and that's the best way for you to understand how much you can hope to achieve, aswell as get to know us better.  We like to keep the process easy to follow, and hassle free. When you're happy with the valuation, we can then arrange a surveyor to complete a Home Report. The Home Report will give you an official valuation of your property and the surveyors we recommend are all registered with the panel of mortgage lenders. The fee for the Home Report requires to be paid at the beginning of the process.  A Boom representative will then visit your property to carry out a marketing appointment - this includes our fabulous photography and video footage, aswell as shots for the social media campaign we'll run for you. We believe in building great relationships with our customers and are here to answer any questions that may arise...every step of the way.

The short answer is no ! To secure the property of their dreams, some buyers are willing to offer over the Home Report value. We are highly motivated to achieve the best possible price for your home and will negotiate as hard as we can.  We rely on great customer feedback and we will only grow our business through referrals from our happy clients. Boom will never give you an inflated valuation in order to gain your business. We will always be fully transparent in everything we do.

No, unfortunately once the survey is complete, the surveyor can only make factual changes such as house number or postcode. The surveyors are not at liberty to change the valuation. 

Yes, if you are not happy with your first Home Report, you can instruct as many subsequent reports as you wish. Bear in mind, however, that there will be an additional cost involved.

The cost of your Home Report is related to the property value, so the cost of a Home Report will vary according to the value of your property. As the seller, you are reposible for the payment. Boom have negotiated special rates with surveyors to ensure that the Home Reports we provide are value for money. Alternatively, you can arrange your own, but please make sure your nominated surveyors are on all the mortgage lending panels.

We will maximise the marketing exposure for your property, and make sure that it stands out from the crowd. We are on all the major portals such as Rightmove, Zoopla, On The Market, Primelocation and many more but we won’t stop there. Our marketing team, who are trained experts on social media will do Facebook campaigns, aswell as posting on Instagram and Tiktok... all of these social media platforms increase access to more potential buyers..  We use the highest quality images and video to do so. We take pride knowing that we will do more for our clients in order to exceed their expectations.

You're property will also appear on our own website, which has a massive following. 

Finally, if you're happy to have a board in the garden, our boards are specifically designed to attract attention and are also a great marketing tool.

Our aim is to have your property listing ready for your approval within 2/3 working days from when we've attended your marketing appointment. A visit to your home to take photographs, property details and to sign paperwork can be arranged at a time convenient to you. 

The surveyors tend to take 2/3 days to issue the draft Home Report, so everything tends to fall into place at the same time; and very quickly !

No...Your for sale board is part of our fixed cost. There is no obligation to take a board, however, we do receive many enquiries from buyers via our very distinctive 'For Sale' signs.  In order for Boom to progress a sale efficiently, we assess where every enquiry comes from so that we can make informed decisions on what is the best marketing strategy for properties in your area. 

In Scotland, clients tend to only market with one Estate Agent.  Boom offer a Sole Agency agreement so that you have complete clarity, therefore, your property would only be marketed by Boom.  You can have complete confidence that Boom will work harder than any other agent to ensure we achieve the quickest possible sale at a price you're happy with. 

Yes, we establish if buyers still have a property to sell, and if they're part of a chain or 'first time buyers'.  As much as possible, we try to establish the financial arrangements of every buyer, so that we can ensure we have all of the necessary information our clients need to know.

Offers can come to Boom verbally via the buyer themselves, or from their solicitor.  Offers may also come straight in formally via a solicitor.  We will advise you of all offers immediately, and if you have accepted a formal offer, we will also forward this offer straight to your nominated solicitor.  We will copy you in to any and all correspondance.

We can never say for definite.  This often depends on whether your buyer is involved in a chain. Other factors include a realistic price expectation, local demand, mortage applications, solicitor legal paperwork and the local competition and economic climate at the time you decide to go to market.  In general, mortage paperwork tends to take around 8 weeks.

When you sign up with Boom, you will be given a unique client login number to our information portal 'Streetwise' which will give you access to information on the local competition. You can discover how long a property has been marketed for, whether the price has been dropped and how much the property sold for. 

If you need some truly independent advice on mortgages, insurance or any other aspect of your finances, we can certainly arrange for a broker to contact you to discuss in detail with no obligation. It is important that when you obtain a quotation that your mortgage advisor is completely independent. This will ensure you get the best possible deal available to you. Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. Broker Enquiries - The Property Boom is an independent Estate Agent that acts solely as an introducer to FCA regulated companies. The Property Boom may be paid a fee for this service but this does not affect the charges made to any prospective client.

We will sell your property and save you money with our fixed fees and zero commission. We are highly motivated to achieve the best possible price for your property and Boom will exceed your expectations in everything we do. 

Boom cover all of Scotland

Initially for a 10 months period for the agreed fee, but in the unlikely event of not selling within 10 months, you will be in a position to renew for a further 6 months at a cost of £150

We offer 3 different payment options

Option 1 is payable in advance.

Option 2 is deferred and invoiced at the completion of sale 

Option 3 is 10 monthly payments

Yes, you can cancel at any time with Boom by either calling or emailing us to advise and paying the amount due.

At Boom, we thinks it’s prudent to begin marketing your own property first, before making a commitment to buying another.  This should give you more room to negotiate and be much less stressful for you.

It can often be complex to find where to pitch the price for your property, as within a single area, the type/size/condition of property can vary dramatically, especially in more remote and rural areas, that’s why the Home Report places such a vital part to the valuation process.
